Now, of course, my question is if my friend / colleague buys his own switch and also the game, will he then get his own island or whether he will then be back on my island? Will his tent / apartment then also disappear from my island if he should get his own island or will it persist?
If he uses the same Nintendo Acc as on your console yes, he uses a different Acc he has to start over, but can also live on your island.

As long as you have a save point on YOUR console, it will remain there. However, your friend has to buy a new switch with the game and has to start all over with a new save on HIS console. That means playing everything from the beginning, creating characters, choosing an island and so on. Then you can play together again. As far as I know, the tent would have to be set up again, etc.
